These Terms and Conditions govern your reservation and stay at our property. By making a booking—via our website, email, phone, WhatsApp, or any third-party platform—you agree to be bound by these terms. If you do not agree, please do not proceed with the reservation.

2. Reservation & Confirmation

All bookings are subject to availability and final confirmation by the property. To guarantee your reservation, you must provide valid payment card details (credit, debit, or prepaid) with sufficient available funds. Bookings without a valid payment guarantee cannot be confirmed.

3. City Tax

A local city tax (tourist tax) is not included in the displayed rates and must be paid in cash upon arrival:

4. Breakfast

Breakfast is optional, subject to daily availability, and costs €6.00 per person. Payment is made on-site at the time of service.

6. Guarantee and Cancellation Authorization

By providing your payment card details—including card number and expiration date—you expressly authorize the property to charge the card for any applicable fees arising from late cancellation or no-show, as detailed in our Cancellation Policy.

This authorization:

In the event that technical or issuer-imposed limits prevent full capture of the charge (e.g., daily withdrawal caps, insufficient funds on prepaid cards), the property may process the amount in multiple transactions, provided the total does not exceed the agreed penalty.

You are solely responsible for ensuring your card has sufficient available balance. Disputing a valid charge without just cause may result in legal or anti-fraud measures.

7. Liability

The property is not liable for indirect, incidental, or consequential damages arising from your stay or booking. Guests are advised to obtain travel insurance.

8. Governing Law

These Terms are governed by the laws of Italy. Any disputes shall be subject to the exclusive jurisdiction of the courts of Pontassieve, Florence, Italy, without prejudice to mandatory consumer protections under your country of residence (e.g., EU consumer rights, UK Consumer Rights Act 2015).

Cancellation Policy

1. Free Cancellation

You may cancel or modify your booking free of charge up to 7 days before your scheduled arrival date. Cancellations or changes made within this period will not incur any fees.

2. Late Cancellation

If you cancel your reservation less than 7 days before arrival, the property reserves the right to charge a penalty equal to the cost of the first night's stay, unless a different penalty was explicitly agreed upon at the time of booking.

3. No-Show

In the event of a no-show (failure to arrive without prior notice), the same penalty as for late cancellation applies: the cost of the first night's stay will be charged to the payment card provided at booking.

4. Authorization to Charge

By submitting your payment card details, you grant the property an irrevocable authorization to debit the card for any applicable cancellation or no-show fees, in accordance with our Terms & Conditions.

This authorization permits the property to process the charge in one or multiple transactions if technical limitations (e.g., daily caps, insufficient balance on prepaid cards, temporary issuer blocks) prevent full settlement in a single attempt. The total amount charged will never exceed the penalty specified above.

5. Non-Refundable & Promotional Rates

Special offers or rates marked as "non-refundable" at the time of booking are not eligible for free cancellation under any circumstances. You will be clearly informed of such terms before completing your reservation.

6. Force Majeure

In exceptional circumstances beyond our control—including natural disasters, pandemics, government travel restrictions, or border closures—we may, at our sole discretion, offer a voucher for future stay or modify cancellation terms, even outside the standard policy.
